A lot of steps go into building a luxury custom home. From pre-planning through to the day you move in, our clients typically have plenty of questions. These are our most commonly asked questions about New Custom Built Homes from expert custom home builders.

Can I speak or deal with the builder through my building process?

Yes, you will be speaking with the builder through your whole building process from the very first meeting right through to handover.

Are you affiliated with recognised industry bodies?

The two main industry bodies within the construction industry, Master Builders Association (MBA) and the Housing Industry Association (HIA). David Reid Homes Gold Coast are proud members of both associations.

Can we talk to the Construction Supervisor who will be in charge of my home?

Absolutely yes, you will have the supervisors name and direct mobile number who is ultimately responsible for your home.

Do you have the appropriate building licence?

Yes, Gary Hay Director of David Reid Homes Gold Coast is a registered builder – licence no. 1314827 Low Rise, in the housing industry. Gary is also been a registered contractor for over 30 years.

Can I choose the fixtures and fitting for the build?

Yes, you are welcome to be completely involved in the process and happy for you to source your own fixtures and fittings if you wish.

Should we choose cladding or brick?

Both materials have their advantages and disadvantages, so it is best to think about the design and style you are after before you start on your new adventure.

I’ve found something wrong with the house, and I have already moved in, will you fix it?

We cover all defects in the build for up to 3 months after handover. All warranties and guarantee are covered by manufactures for the warranty time of each items. We ensure you’re 100% happy.

Can you arrange construction certificates on our behalf?

Yes, we work with certifiers to arrange all building compliance and certification for you build.

Do you work with the council to arrange the approval for the plans?

Yes, we can do all the paperwork and consult with council through the whole process of getting your house plans approved.

Approximate times to build a home.

There are two main phases when building a home, pre-construction and construction. These can take 3 – 4 months and anywhere from 6 – 18 months respectively, depending on the size and complexity of the design.

The design process is the most exciting stage, as we work closely with you to create your dream and unique home to your needs.

The planning approval is where we get site report and surveys details of your block.

Documentation is detailed plans, engineering plans, and contracts that allow us to make the final preparations for your bank or financial institution to obtain you finance approval.

Building Permit is when all documentation is gathered and sent to council for building approval.

Construction starts after we have approved plans with the site works, from there your home take shape quite quickly with a month or so your home has wall, windows, and a roof.

Once the lockup stage begins this is the longest stage and more detailed from electrical and plumbing rough-in to plastering. Kitchen and bathrooms are fitted out.

This is the most exciting part the finishing touches as your home is transformed from a building site to your dream home.

Lastly site clean and inspection then the final stage, handover, takes place.

At every stage you are kept up to date on progress through our construction management software, so you’ll always know what is happening and an estimated date for completion.

Will my new renovation / extension come with a guarantee?

Yes, all work carried out by David Reid Homes Gold Coast is of highest standards and is full insured.

Do I have to be home during the renovation?

If you decide to live in the house while renovating, you just go on with your normal daily routine or you may decide to go on holidays whilst the renovation is happening.

Do you use external contactors, or can I use my own?

Yes, we have a network of contractors we regularly use from start to finish however, if there is a contractor that you would like us to work on your home just let us know.

Can you renovate or extend based on my design?

Absolutely! we are keen to give you your dream home, and if you have already got a design in mind– we would love to help you bring that to life.

How long do renovations take?

Timeframe for additions and extensions may vary significantly due to the size and complexity of the project.

Do you arrange subcontract trades for the renovation?

Yes, we arrange all trades and suppliers from start to finish of your renovation.
